1. Identification

These Terms and Conditions govern the use of the website www.neobeds.com and the booking of tourist accommodation operated by PRIMUS INVEST S.L., with registered office at Plaza Manises 2, 1-6, 46003 Valencia, Spain, CIF B01807890, and represented by Kevin Cohen.

2. Tourist Licences

Our apartments are duly registered with the Generalitat Valenciana as tourist accommodation under the following licence numbers:

  • VT-51635-V
  • VT-51636-V
  • VT-51637-V

3. Booking Process

Reservations are processed through our booking platform powered by Smoobu. By completing a booking, you accept these Terms and Conditions in full. A booking confirmation email will be sent to the email address provided during the reservation process.

All bookings are subject to availability. We reserve the right to decline a booking at our sole discretion.

4. Payment Terms

Payment is required at the time of booking or as specified in the booking confirmation. We accept payments through the methods available on our booking platform. Prices are quoted in euros (€) and include applicable taxes unless otherwise stated.

The tourist tax, where applicable, is included in the displayed price.

5. Cancellation Policy

Our cancellation policy is flexible and is detailed in the booking confirmation. Please refer to the specific cancellation terms provided by Smoobu at the time of your reservation. In general:

  • Free cancellation is available up to 7 days before the check-in date.
  • Cancellations made within 7 days of check-in may be subject to a charge equivalent to the first night’s stay.
  • No-shows will be charged the full amount of the reservation.

6. Check-in and Check-out

  • Check-in: from 15:00.
  • Check-out: by 11:00.

Self check-in is available via smart lock. Detailed instructions will be sent prior to your arrival. Early check-in or late check-out may be available upon request and subject to availability.

7. House Rules

By staying at our apartments, you agree to the following rules:

  • No smoking inside the apartments. Smoking is permitted on balconies or terraces where available.
  • No parties or events. The apartments are located in residential buildings and guests must respect the neighbours’ peace and quiet.
  • Respect quiet hours between 22:00 and 08:00.
  • No pets unless expressly agreed upon in advance.
  • Guests must keep the apartment in a reasonable state of cleanliness.
  • Any damage to the property or furnishings must be reported immediately.

8. Maximum Occupancy

Each apartment has a maximum occupancy limit as indicated in the listing. Exceeding the stated maximum occupancy is not permitted and may result in immediate termination of your stay without refund.

9. Damage Deposit

A refundable damage deposit may be required at check-in or pre-authorised on your payment card. The deposit will be returned within 7 days of check-out, provided no damage is found during the post-departure inspection. Any repair or replacement costs will be deducted from the deposit. If damages exceed the deposit amount, you will be liable for the additional costs.

10. Liability

PRIMUS INVEST S.L. shall not be held liable for:

  • Loss, theft, or damage to guests’ personal belongings during their stay.
  • Temporary interruptions of utilities (water, electricity, internet) caused by third-party providers.
  • Noise or disturbances caused by third parties, construction works, or events beyond our control.
  • Any indirect, incidental, or consequential damages arising from the use of our services.

11. Force Majeure

Neither party shall be liable for failure to perform obligations under these Terms due to events beyond reasonable control, including but not limited to: natural disasters, pandemics, government actions, war, terrorism, strikes, or failure of third-party services. In such cases, obligations shall be suspended for the duration of the force majeure event.

12. Applicable Law and Jurisdiction

These Terms and Conditions are governed by and construed in accordance with Spanish law. Any disputes arising from or in connection with these Terms shall be submitted to the courts of Valencia, Spain, without prejudice to mandatory consumer protection provisions applicable in the guest’s country of residence.
